The painting project in our complex is complete and we could not be happier with the results.
Our project manager Rigo (Jr) was on top of all our special requests and handled them to perfection but our real gratitude goes to foreman, Juan Pablo, he was on the job every day making our goal a reality.

Tip of the Month – January 2012

When You’re Hot, You’re Hot! ……and when you’re not, well, you’re cold.   Just step out your front door in the morning and you’ll find that, Baby It’s Cold Happy New Year!Outside.  (I knew that listening to the Oldies station would pay off!).  Temperature is important to consider when doing a paint job.  If the weather is too hot, it will affect the application of the paint (paint that is sprayed may actually dry before it hits the wall) and it it’s too cold, the paint may not dry properly.  It is important to note the instructions on the paint label to see if there are recommendations for a temperature range.

The good news is that we live in Southern California where the climate is fairly mild and we are rarely affected by extreme temperatures.  However, it is important to time the application of paint.  Temperatures that fall below the ideal in the night, easily reach an acceptable level (usually >40 degrees) by the time that most painters would start.  Toward the end of the day, some paints that take longer to dry may be adversely affected by the drop in the overnight temperature.  You might come back the next day to find that the paint has sagged on the surface that was painted.  You also need to be aware that cooler temperatures affect the dry-time of all paints so keep that in mind when painting doors that will have to be closed after painting.  As professionals, we stop painting doors around mid afternoon to allow time for them to dry before the night chill begins.

Epoxy paints are a bit tricky to deal with and we caution most people not to try them at home.  They are used most commonly on metal surfaces, due to their protective qualities.  They use a catalyst to set up the paint and once mixed, the paint has a pot life of about 4 hours.  If you apply it on a hot surface (metal railing that has been in the sun), it becomes a greater challenge because it makes the paint dry almost instantly.  If you’re using a roller to apply it, it is likely that with one too many passes, it will begin to pull the knap off the roller, leaving you with a furry rail.  Ok, that makes it kind of fun at your next soiree but it isn’t ideal.

PrimeCo gets contract for Tustin complex

Contract Awarded – Sycamore Gardens, Tustin, CA    

Bill Butler, director of business development for PrimeCo Painting and Construction, headquartered in Oceanside, is pleased to announce that his firm has been awarded the contract to paint exterior surfaces and to provide wood replacement services for Sycamore Gardens, a 100-unit condominium complex located in Tustin, CA .  The HOA community is under professional management by Esther Denn, of eDenn Property Management, located in Laguna Hills, California.

The painting is part of a renovation project being done by the community that includes replacement of wooden architectural elements on the buildings.  Board president, John Woodbridge was assisted by other board members, including John Garay, in the vendor selection and contract negotiations.

PrimeCo’s project manager, Rigo Tovila Jr. and on-site foreman Steven Tovilla, will be responsible for the success of the painting project.  The paint specifications and color palette were developed by Pamela Esparza of Vista Paint.

Jason Pearson, PrimeCo’s construction manager, advises that the wood replacement will be done under the supervision of lead carpenter, Vicente Castellanos.

Jeff Gollin – Crosspointe Village HOA

PrimeCo was extremely accommodating and fair in helping us to reach a contract agreement that met our financial constraints and the renovation needs of our community. However, it was the quality of work done on our prototype buildings that impressed the Board and convinced us that PrimeCo was the company for the job. It was immediately obvious that the pride in workmanship, quality of work, professionalism, great morals and friendliness permeate the company all the way down to the workers on the front line with a paint brush or hammer in hand. Although the project to do the wood replacement and painting of our 495 units is still in progress, I have been so impressed with the work done by PrimeCo and the way the company is run, that I have asked our property management company to advise future Boards to obtain bids from PrimeCo and to seriously consider hiring them for the project, the next time the complex needs painting or wood replacement.
